It is the process of
taking an old building or a site, redesigning it and then using it for
something other than what it was intended. Adaptive reuse is ideal when
structures become abandoned or lose their purpose. This process can breathe new
life into the building while maintaining its historic value. This method of
reconstruction is both a conscious decision to preserve the past as well as
plan for the future. It breathes new life into old structures and brings them
into the current era.

In the current article we will be looking
at the main advantages of adaptive reuse as well as stating the ways in which
BIM can aid the process.

Advantages
of Adaptive Reuse:

There are two main reasons why adaptive
reuse is beneficial and being increasingly used. Firstly, there are various buildings
which have historic status may it be due to its location, association to any historical
figure even a design element. It is not possible to tear the building down but
it is possible to redesign it in a way that it would become useful and
contributing. For instance: old churches have become restaurants, old palaces
in Europe have become hotels etc. Secondly, they are beneficial to the
environment as it reduces material usage, avoids demolition and consequent air
pollution etc.

BIM
for Adaptive Reuse:

Even though it is very advantageous there are variety of factors which must be considered to ensure that the cost of the refurbishing the building is viable and going to bring good return on investment in the future. Point Cloud to BIM Services can be used to construct a digital twin of the building after scanning the building through laser scanners. It can then be determined whether the building is structurally sound and can withstand an extensive renovation process.

When it comes to historic buildings there
are a variety of governmental norms which state specific ways in which the
building can be modified, for instance certain Architectural Facades on the walls
or some wall paintings need to be preserved. This then becomes a design element
which needs to be incorporated into the building design. Here too Architectural
BIM can be beneficial for not just better designing but 3D Rendering, virtual
reality and augmented reality can all be used to properly present the completed
building design to the end client, stakeholders, government officials etc.

Moreover, a lot of historic buildings often have outdated MEP systems which need to be updated so that the building is fit to be used in today’s time. MEP BIM Services can be used to ensure that the MEP systems like air conditioning, lighting, plumbing etc. are compliant to all the relevant codes and standards and are properly planned and installed without clashes. Finally, once the building is constructed As-built BIM models can be created and either used for facility management or stored for any requirement in the future.

Conclusion:

Adaptive Reuse is quickly gaining
prominence and there have been some big projects in the past decade that can be
used as testament to its success, the most notable being Google’s LA
Headquarters which has been transformed form the airplane hanger it once used
to be. Thus, whenever possible construction companies should look at adaptive
reuse as it is a creative way of preserving the past while simultaneously
planning for the future.

One of the trends that is currently taking over the construction industry is that of Adaptive Reuse.
