Project Overview

Overview

Piccadilly is not a street where buildings blend in. Its Victorian and Edwardian facades carry ornamental stonework, decorated cornices and tall chimney stacks. These are the kind of architectural detail that took craftsmen months to install and takes surveyors weeks to record accurately.

The building at the centre of this project is a heritage restaurant. It has a ground floor, two upper floors and a rooftop terrace, with two elaborate stone façades stretching 18 to 20 metres along the streetline. Every window, every column base and every sweep of moulding on those facades is part of a protected building fabric that cannot be approximated or averaged. It has to be recorded exactly.

The client had commissioned a point cloud survey of the building. What they needed next was someone who could turn that data into a usable, accurate, construction-grade Revit model at LOD 300, without losing a single detail in the process.

Project Insight

The Challenge

Scan to BIM on a modern building is a technical process. Scan to BIM on a Victorian heritage building is something else entirely. The point cloud captures everything, including the irregularities, the settlement and the asymmetries that accumulate over 150 years of the building’s life.

Translating that faithfully into a parametric Revit model, without smoothing away the details that make it a heritage structure, requires much expertise and attention.

Three things defined the complexity of this project:

Façade ornamentation: Mouldings, cornices, decorative sweeps and period detailing that cannot be modelled with standard Revit families. Each element had to be built from scratch to match the scan data.
Parametric families: Every window and door on both facades required custom parametric families, which needed to be accurate to the original geometry, functional within the model and reusable for future design stages.
Terrace geometry: The rooftop terrace slab was modelled to match the point cloud using a 2m × 2m sub-point grid, accommodating the surface irregularities of a structure that was never designed to digital tolerances.

The Approach

Step 1

Data Setup & Orientation

The project began by importing the combined point cloud into Revit. The project base point and survey point were established against the client’s input data, anchoring the model precisely to the real-world coordinates of the building before a single element was placed.

Step 2

Structural & Architectural Modelling

Working directly from the point cloud, the team modelled the building floor by floor. This included the ground-floor columns and doors, the first and second-floor window sets, the terrace floor and upstand and the full complement of chimneys and wall-related features.

The terrace slab was modeled using sub-point modification on a 2m by 2m grid to replicate the scanned surface profile. All elements met LOD 300 standards for design and coordination accuracy.

Step 3

Ornamentation, Families & Delivery

The two facades were the most architecturally complex elements of the project. These were tackled last.

Parametric window and door families were created to match the period geometry exactly, giving the model the flexibility to accommodate future design changes. Facade ornamentation (the cornices, mouldings and decorative sweeps that define the building’s character) was modelled in full. The file was then cleaned and prepared for dispatch as a construction-ready Revit model.

A complete LOD 300 Revit model of a Victorian heritage restaurant in Piccadilly, with two fully ornamented facades, parametric door and window families, an accurately profiled terrace, and all structural and architectural elements modelled to the accuracy the scan data demanded.

For the client, this model provided a structured, coordinated, BIM-ready record of the existing building that can support planning applications, refurbishment design and heritage conservation work. That is what Scan to BIM looks like when it is done properly.
