Project Overview

Overview

Historically, town halls were built to last. With their thick masonry walls, elaborate pitched roofs with dormers and sweeps, deep basements, formal staircases and floor-to-ceiling heights, they speak to a different era of civic architecture. They were also built before digital records existed. That means when one needs to be assessed or refurbished, the survey work comes first. The accuracy of everything that follows depends entirely on getting that record right.

This UK public town hall came with three floors above ground, subfloors, a full basement level, a complex pitched roof with dormers and the kind of architectural detail that takes years to accumulate.

The client had commissioned a point cloud survey, gathered supporting PDFs and assembled site photographs. What they needed was a BIM partner who could take all three input types and produce a single, coordinated, construction-grade Revit model from them.

Project Insight

The Challenge

Scan to BIM on a civic heritage involves more than a technical workflow. The point cloud captures what the scanner could see. The PDFs record what was drawn, sometimes decades ago. The photographs show what exists today.

None of these three sources tells the complete story on its own and where they conflict. The model has to resolve this discrepancy, not paper over it.

On this project, three things defined the challenges:

Roof geometry: The traditional pitched roof with dormers and detailed wall sweeps required precise geometric interpretation, especially where dormers intersect internal ceiling levels and the external facade.
Full interior scope: This was not a facade-only or shell model. Every internal architectural element (sanitary fixtures, fixed furniture, handrails, material specifications) had to be placed in precise alignment with the scan data. The interior of a public building of this age carries the same complexity as the exterior.
Structural integration: Columns, beams, staircases and railings had to be modelled within the same file as the architectural elements, coordinated and clash-free, across all four occupied levels.

The Approach

Step 1

Data Integration & Model Setup

The project began with point cloud data. RCS scan files were appended to an RCP container and imported into Revit. The project base point and survey point were set using the client’s reference inputs to establish real-world orientation. PDFs and site photographs were cross-referenced to validate scan data and address areas with limited or obstructed point cloud coverage.

Step 2

Architectural Modelling (External & Internal)

Working floor by floor from basement to roof, the team modelled the full architectural scope. This included the external walls, windows, doors, facade details with wall sweeps and window trims, internal floors ceilings and the pitched roof assembly with its dormers and associated junction details.

Fixed internal elements, such as the sanitary fixtures, furniture and handrails, were placed in position as recorded in the scan. Material specifications were assigned throughout, giving the model the asset information needed for future maintenance and refurbishment planning.

Step 3

Structural Modelling & Coordination

With the architectural model in place, the structural elements were built into the same file. The columns, beams, staircases and railings were each modelled to LOD 300 accuracy and coordinated against the architectural fabric. The completed model was reviewed for clashes and cleaned for dispatch as a single Revit deliverable.

Final Deliverables

The Outcome

The client received a complete LOD 300 Revit model covering the full Architectural and Structural scope of the building. Every element of the external envelope, every internal space and every structural member was coordinated, aligned to the point cloud and delivered within the agreed timeframe.

For a public building of this age and complexity, that model is the single source of truth for the building’s existing condition, supporting planning applications, refurbishment design and long-term asset management from one coordinated digital record.
